FEES/CHARGES
- Residential management fees 7.7% including GST of all rental monies received
- Letting fee One weeks rent + GST (upon releasing your property)
- Lease prep/Lease renewal fee $33.00 including GST
- Monthly administration fee $3.00
FEES INCLUDE
- Professional marketing of your investment that stands out from the rest including photography, internet advertising on all websites, Facebook, shop front & for lease signage
- Prompt advertising of your property once notice to vacate received by tenant this maximizes the chance of securing another tenant for your property minimising the chance of a vacant period without rental income
- Regular updates of potential tenant inspections/applications received whilst property is vacant
- Thorough tenant screening including but not limited to rental & business reference checks, TICA screening, proof of income checks
- 6 week initial inspection upon new tenancy then 6 monthly after (you will receive a full written report with photos once completed)
- Prepare all documents including tenancy agreement, rental bond lodgment, thorough ingoing condition report with photos
- Option for Mid & End of Month payments
- Prompt action taken with all tenancy requests/complaints
- Organising quote and approval for repairs and maintenance
- Option to have your water and land rates + STRATA fees & maintenance invoices paid directly from your rental monies
- Regular up to date rent reviews
- ZERO arrears policy
- Effective communication
- Respond to all phone calls/emails within 48 hours
